Lease terms

Trash is covered, all other utilities are the responsibility of the tenant. The lease is for 1 year and automatically rolls over to renewal unless 60 days notice is given. There is also a 30 day notice from the landlord to raise the rent (once a year max), but we do not raise the rent at all unless the HOA fees go up and we have an increase in that expense. Also tenant has to be given 30 days notice if landlord intends not to renew the lease. So far, this has only happened once, when tenant got too far behind in the rent. The deposit is equal to the rent and can be split in two if necessary. That is discussed and explained at the time of a tour. Kathy is the manager and Ino is the co-manager.

About the building

New balcony from Master Bedroom, all window coverings, all appliances including washer/dryer. Availble during July. Walk-in shower in upstairs bathroom. Washer/dryer is upstairs with the bedrooms, where you use it most. A pool key is given to the tenant at the time of possession. Pictures will be updated as soon as possible, but are close to complete. The neighborhood is quiet and the tenants are generally very happy with their choice. A garage is possible through the HOA manager, for approximately $50 per month.
