Lease terms

Rental Criteria Private Studio Mother-In-Law Quarters (93722) Monthly Rent: $1,425 (includes all utilities & high speed internet) Security Deposit: $1,425 Unit is unfurnished Lease Term: 6 months initial lease, with option to renew for 1 year. Upon successful completion of the initial term, the lease may be renewed for one (1) year by written agreement of both parties. Move-In Costs: First month's rent, Last month's rent + security Eligibility Requirements: Premises & Occupancy The rental unit is a one-bedroom attached ADU located on an owner-occupied property. Occupancy is limited to two (2) tenants, as named on the lease. No additional occupants may reside in the unit without prior written consent of the Landlord. Guest: Occasional overnight guests are permitted. Guests may not stay more than 7 consecutive nights or 14 total nights in a calendar month. No guest may move in or establish residency. Tenant remains fully responsible for guest behavior. Utilities Included / Excessive Usage Rent includes electricity, gas, water, sewer, and trash. Reasonable Use Requirement Utility usage must remain within reasonable residential levels for a one-bedroom unit with two occupants. Excessive Usage If utility usage significantly exceeds normal historical usage averages, Landlord may provide written notice and require: Reduction of usage to reasonable levels, or Reimbursement for the excessive portion, with documentation provided. Parking / Storage Street parking only No driveway, garage, or yard parking is permitted. No personal storage permitted in the garage nor the outside areas of the property. Pets No pets allowed This does not apply to legally required service or assistance animals, which are not considered pets under California law. Smoking Policy No smoking inside the unit. Smoking permitted only in designated outdoor areas. No smoking near doors, windows, or shared walls. Noise, Quiet Enjoyment & HOA Compliance Because the unit is attached to the main residence and subject to HOA rules: Quiet hours are strictly enforced. No loud music, gatherings, or parties. Loud music or noise after 11:00 pm is prohibited. Tenant must comply with all HOA rules, which will be provided. HOA violations caused by Tenant are considered lease violations. Privacy & Contact Policy Tenant agrees not to knock on or enter the main house. All communication will be conducted via phone or text only. No access to the interior of the main residence is permitted at any time. Backyard Access Backyard access is by owner approval only. No access is permitted when grandchildren are present or playing. Unauthorized use of the backyard is prohibited. Trash must be disposed of properly. No illegal activity. Laundry No laundry access provided. Tenant must make independent laundry arrangements. Income: Minimum 3x monthly rent ($4,275/month or higher) Credit: 650+ preferred, with solid payment history Rental History: Positive references and no prior evictions Background: Clean background check required Insurance: Tenant must obtain and maintain renter's insurance during entire lease No pets No washer/dryer access No smoking indoors (outdoor smoking permitted) No alterations, painting, or remodeling without landlord's written consent Parking: Street parking only
