Upon successful completion of the initial term, the lease may be renewed for one (1) year by written agreement of both parties. Move-In Costs: First month's rent, Last month's rent + security Eligibility Requirements: Premises & Occupancy The rental unit is a one-bedroom attached ADU located on an owner-occupied property. Occupancy is limited to two (2) tenants, as named on the lease. No additional occupants may reside in the unit without prior written consent of the Landlord. Guest: Occasional overnight guests are permitted. Guests may not stay more than 7 consecutive nights or 14 total nights in a calendar month. No guest may move in or establish residency. Tenant remains fully responsible for guest behavior. Utilities Included / Excessive Usage Rent includes electricity, gas, water, sewer, and trash.
