Rental Terms and Expectations Tenants are responsible for all utilities, including water, electricity, gas, and trash service. Tenants are also responsible for maintaining the yard by watering the lawn and keeping the landscaping neat and well maintained on a regular basis. Up to two small dogs are welcome with prior approval. Smoking is not permitted inside the home. The homeowner will be responsible for normal repairs and maintenance resulting from ordinary wear and tear or mechanical breakdowns. However, any damage or repairs caused by negligence, misuse, or actions of the tenant, household members, or guests will be the responsibility of the tenant. This home is being offered below current market rental rates because my goal is to provide a comfortable, affordable place for the right tenant to truly feel at home. I value a positive landlord-tenant relationship built on mutual respect, communication, and taking good care of the property. Qualification and requirements: * Income of at least 3x the monthly rent. * No prior evictions. * Minimum credit score 620 * Verifiable employment and rental history.
