No smoking is permitted under any circumstances, any occurrence will be a direct violation of the lease. Dogs are welcome with a $250 non refundable pet deposit per pet. 2 parking spots come with this property. Tenant is responsible for all utilities except trash. Gas, Water, and Sewage are shared utilities between the two units. Those utilities will remain in the owner's name but are split and billed to the tenants. Gas bill is monthly and the water and sewage are quarterly. Tenant will reimburse owner for these bills. Each unit has it's own electric panel and each tenant is responsible for setting up the electric in their own name. Tenant is responsible for their own landscaping, and snow removal.
