Lease terms

Available mid January. Rent is $2,500 per month. Tenant is responsible for water and electricity. Trash and internet may be available to share with the adjacent unit but are not guaranteed. Fully furnished, furnishings must remain in the home. Minimum lease term is 3 months, with options for extensions by mutual agreement. Security deposit is $2,500, due at signing, plus first month's rent and any prorated rent if applicable. Renter's insurance is required prior to move in and throughout tenancy, with minimum $300,000 liability coverage. Proof of coverage is required before keys are released. Application required for all adults 18+, credit, background, income verification, and references. No subletting, no short term renting, no Airbnb, no home sharing. No parties or events. No additional occupants may be added without written landlord approval, and any approved adult occupant must complete the application process and be added to the lease. No smoking or vaping inside the home or within 20 feet of the building. Quiet hours are 10 pm to 8 am. This home is one side of a duplex. The other side is owner used and may be rented short term, shared wall considerations apply, respectful noise expectations at all times. Pets negotiable with prior approval and pet deposit of $500. Pets must be house trained, up to 1 dog, additional rules may apply. Parking, up to two paved on site parking spaces are provided. Additional vehicles may be accommodated only with prior landlord approval and may require tandem parking at tenant's discretion. No RVs, trailers, or off road vehicles without prior approval. Tenant agrees to park only in approved areas and to keep access clear for snow removal. Snow removal, landlord provides plowing of the parking area as long as tenant allows timely access. Walkway and path clearing is the tenant's responsibility. Plow service can only clear the walk path when vehicles are moved and the area is accessible. Tenant is responsible for clearing snow as needed in the meantime and keeping entry areas safe. Income requirement: Verifiable gross household income of at least 2.5x monthly rent ($6,250 per month, $75,000 per year). Strong credit, savings, and references considered. Minimum credit score: 650. Applicants with 620 649 may be considered with strong income, savings, and rental references. Credit, background, income, and rental history verification required. Applicants with a government rent subsidy may provide lawful, verifiable alternative evidence of ability to pay the tenant portion of rent, per California law. Tenant responsible for routine cleanliness, replacing light bulbs, and promptly reporting maintenance issues. Any damage beyond normal wear will be billed to tenant.
