Rental Terms & Property Policies Lease Duration: 12-month minimum lease required. Financials: Rent: $4,650 per month. Rent is due on the 1st day of each month. Any late fees, notices, or remedies for non-payment shall be administered in accordance with California law. Security Deposit: $4,650 (Equal to one month's rent), due at signing. Application Fee: Applicants are responsible for the applicable Zillow application screening fee, which is paid directly through Zillow and covers credit, background, and rental history screening. Utilities: Tenant Responsibilities: Tenant is responsible for establishing and maintaining utility service throughout the lease term, including electricity, gas, water, sewer, trash collection (CR&R), and internet/cable. Applicant Qualifications: Income: Combined gross household monthly income must be at least 3x the monthly rent. Verifiable proof of income (recent pay stubs, tax returns, or bank statements) is required. Credit: Preferred minimum credit score: 680. Applications may be evaluated based on overall financial qualifications, rental history, income, and credit profile. Background: No prior evictions and satisfactory rental history. Property Policies: Pets: No pets are permitted, except as required by applicable federal, state, or local law (including approved service or assistance animals). Smoking: This is a strictly non-smoking property (includes vaping and e-cigarettes), both indoors and in enclosed outdoor spaces. HOA Rules: The property is located in an HOA community. The tenant agrees to abide by all community rules and regulations. Maintenance: Tenant shall maintain the property in a clean and sanitary condition, replace HVAC air filters every 60 90 days (or as recommended), replace standard light bulbs and smoke detector batteries as needed, promptly report maintenance issues, and be responsible for repairs resulting from tenant negligence or misuse. Countertop and Natural Stone Care: Tenant shall use reasonable care when maintaining kitchen and bathroom countertops, including granite and other natural stone surfaces. Tenant shall clean surfaces using appropriate stone-safe cleaning products and shall not use abrasive cleaners, harsh chemicals, or any products that may damage, stain, etch, or discolor stone surfaces. Tenant shall promptly clean spills, especially those involving acidic substances such as vinegar, lemon juice, wine, coffee, or similar materials. Tenant shall be responsible for damage caused by negligence, misuse, improper cleaning products, or failure to promptly address spills or stains. Cutting boards and protective surfaces shall be used when preparing food. Hot cookware, appliances, or other heat-producing items shall not be placed directly on countertops without appropriate protection. Repairs by Tenant: Tenant shall not perform repairs beyond routine maintenance without the landlord's prior written approval, except in the event of an emergency to prevent further property damage. Requires Renters Insurance: Tenant shall maintain renters insurance throughout the lease term with a minimum of $300,000 liability coverage and provide proof of insurance prior to move-in. Landscaping: Tenant shall maintain patios, balconies, and any exclusive-use outdoor areas in a clean and orderly condition and comply with all HOA maintenance requirements. Subletting: No subletting or short-term rentals (e.g., Airbnb, VRBO) are permitted under any circumstances. Guests: Guests may not stay on the property for more than 14 consecutive days or 30 cumulative days during any 12-month period without the landlord's prior written consent. Guests shall not establish residency at the property. Alterations: Tenant shall not paint, install shelving, mount televisions, install satellite dishes, or make alterations, including drilling holes into walls, ceilings, cabinetry, tile, doors, window frames, flooring, or other building components, without the landlord's prior written consent. Small picture hooks or nails for hanging artwork are permitted unless otherwise prohibited by the HOA. Smoke, Carbon Monoxide Detectors and Fire Sprinklers: Smoke, carbon monoxide detectors and fire sprinklers shall not be disabled, removed, or tampered with. Tenant shall promptly notify the landlord if any detector is not functioning properly. HOA Compliance: Tenant acknowledges receipt of applicable HOA rules prior to move-in and agrees to comply with all current and future HOA rules, including architectural, parking, trash, noise, and community-use regulations. Tenant is responsible for any fines, penalties, or damages resulting from violations by the tenant, occupants, or guests. Keys and Garage Remotes: Tenant is responsible for replacement costs for lost keys, mailbox keys, garage door openers, or any access devices. Illegal activity: Illegal activity on or near the premises by the tenant, occupants, or guests constitutes a material breach of the lease and may result in termination of the tenancy as permitted by California law. Water Damage: Tenant shall take reasonable care to prevent water damage, including ensuring faucets are turned off, toilets are functioning properly, hoses are securely connected, and sinks, tubs, and showers are not left unattended while running. Tenant must immediately report any leak, plumbing issue, or moisture intrusion. Tenant may be responsible for damages resulting from negligence or failure to promptly report known issues. Property Condition: Tenant shall promptly notify the landlord of any unsafe condition, pest infestation, water intrusion, broken window, damaged screen, malfunctioning appliance, or other condition that may require repair or could result in additional damage if left unreported. Move out cleaning: Tenant shall return the property, including appliances, flooring, bathrooms, kitchen, garage, patio/balcony, and all fixtures, in substantially the same level of cleanliness as documented during the move-in inspection, excluding ordinary wear and tear. Vehicle Parking: Parking shall comply with HOA regulations. No commercial vehicles, RVs, boats, or trailers may be parked on the property unless expressly permitted by the HOA. Tenant shall use only the garage and designated community parking spaces and shall comply with all HOA parking regulations. Reporting repairs: Tenant shall notify the landlord immediately, and no later than 24 hours after discovery, of any plumbing leak, roof leak, appliance malfunction, HVAC issue, mold, electrical problem, or condition that could cause damage to the property. Plumbing: Only human waste and toilet paper may be flushed. Grease, wipes (including "flushable" wipes), paper towels, feminine hygiene products, diapers, cat litter, and similar items shall not be disposed of through toilets or drains. Mold Prevention: Tenant shall use bathroom exhaust fans or open windows when appropriate to minimize moisture buildup and shall promptly report any signs of mold, mildew, or excessive moisture. Move-In Inspection: Prior to occupancy, the landlord and tenant will complete and sign a move-in inspection checklist documenting the condition of the property. The checklist will be used as a reference at move-out. Inspection: Landlord may enter the property with proper notice as permitted under California law to inspect, make repairs, or show the property.
