(Lower that that will require compensating factors-significant savings balances, and extra down payment, and additional co-signers) --no evictions or landlord/tenant judgements please -Landlord history: current and previous landlords have to verify good payment history and good treatment of the property. (We call landlords and get proof of timely payments) we also check how the tenant treated the property. -tenant must be willing to move within the next 30 days -Job history: has to have job stability and likelihood of continuing with current job must be high. tenant must have a checking account and must be okay for the future rent payments to be withdrawn directly with ACH -automatic payments -no pets (one cat is ok with $250- non refundable pet fee, and a monthly rent increase of $25/mth) -no smoking -2 year minimum lease requirement. - criminal background is screened.
