Lease terms

Rental Terms *Landlord provides electricity, water, and Wi-Fi. * The studio includes a washer, dryer, refrigerator, and oven, all of which will be in good working order at the start of the tenancy. *The landlord is responsible for repairs or replacement of these appliances due to normal wear and tear or mechanical failure. The tenant will be responsible for the cost of repairing or replacing any appliance damaged as a result of misuse, negligence, abuse, or failure to properly maintain the appliance. *The landlord provides up to two Menehune water 5 gallon jugs for free. Must supply your own dispenser. *The landlord will maintain, repair, or replace the existing wall-mounted air conditioning unit if needed due to normal wear and tear. Damage resulting from misuse or negligence will be the tenant's responsibility. *A security deposit of $2,400 is required and must be paid within 90 days of the signed lease. *First month's rent and last month's rent are due upon signing the lease and must be paid before move-in. Single occupancy only. No pets. No smoking or vaping anywhere on the property. Applicants must provide proof of income, employment verification, and rental references. All information will be verified prior to approval
