Lease terms

Strict Financial Requirements: All occupying tenants must qualify independently based on their own verifiable income and credit history. Co-signers and financial guarantors are not accepted. Combined gross monthly income of the occupying residents must equal at least 3x the monthly rent.Application & Move-In: Each adult occupant (18+) must submit a separate, non-refundable application and background check. Move-in requires the full first month's rent and the full security deposit paid in certified funds. No payment plans are accepted. Utilities: The Property Owner pays for water, sewage, and garbage collection. Tenants are solely responsible for all other utilities, including electricity, gas, and internet. Parking Policy: Parking on the premises is physically limited to a maximum of two (2) operational vehicles total (one space inside the garage and one space on the designated driveway). Parking on lawns, sidewalks, or landscaped areas is strictly prohibited. Any additional vehicles must utilize street parking and are subject to strict compliance with all Salt Lake City municipal codes and seasonal ordinances. Property Maintenance: Tenants are jointly responsible immediate snow removal from the driveway and public sidewalks in accordance with Salt Lake City ordinances. No Smoking & No Pets: This is a strictly smoke-free, vape-free, and pet-free property. No animals or smoking of any substance are permitted on the premises at any time.
