LEASE TERMS Rent Payment Tenant shall pay rent on the 1st day of each month. If the lease begins on a date other than the 1st, the first month's rent shall be prorated based on the move-in date. Security Deposit Tenant shall provide a security deposit equal to one (1) month's rent prior to occupancy. The security deposit may be used by the Landlord to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lease violations, as permitted by law. Property Maintenance Tenant is responsible for maintaining the property in a clean, safe, and sanitary condition throughout the lease term and for promptly reporting any maintenance issues to the Landlord. Damage Responsibility Tenant shall be responsible for any damage caused by the Tenant, occupants, guests, pets, or invitees to the property, including but not limited to walls, floors, doors, fixtures, appliances, windows, plumbing, electrical systems, and other improvements. Repair or replacement costs resulting from such damage shall be the responsibility of the Tenant. Appliances and Fixtures Any damage to appliances, fixtures, or equipment provided with the property, other than normal wear and tear, shall be repaired or replaced at the Tenant's expense. Condition of Property Tenant agrees to return the property at the end of the lease in substantially the same condition as received, excluding normal wear and tear.
