Lease terms

Property is available for a month-to - month lease. Rent is due on the 1st of each month. If not paid by the 8th, tenant will be subject to a fee of $100. Security deposit, First Month & Last Month Rent Shall be due prior to possession. The demised premises shall be occupied and used by lessee exclusively as a residence. Without prior written consent of Land Lord, Tenant shall not assign this lease, or sublet or grant any concession or license to use the premises or any part thereof. Tenant shall make no alterations to the buildings on the demised premises or construct any buildings. Owner pays for water and trash. All other utilities paid by tenant. Tenant will, at its sole expense, keep and maintain the leased premises and appurtenances in good and sanitary condition and repair during the term of this lease. Any maintenance and repair of the leased premises, not due to Tenant's misuse will be repaired by the landlord.
