THIS IS A TOTALLY NON-SMOKING PROPERTY! NO SMOKING OF ANY TYPE OF SUBSTANCE AT ANY TIME......PERIOD. That means cigarettes, cigars, pipes, vapes, marijuana or anything else, legal or illegal. This means inside the house, inside the garage or near any open windows or doors that could infiltrate to the inside of the house. Please be sure to note all of that if you are interested in living in this home....... There are NO EXCEPTIONS! This also includes medical marijuana. One year initial lease term, with auto-renewing one-year lease terms thereafter. At no point does this ever become a month-to-month lease. This property is NOT available as rent-to-own. Security deposit is $2,575 (or more), depending on circumstances such as credit, new employment, animals, etc. Credit Reports (2 different ones) and eviction searches will be pulled on all applicants. Must provide valid Social Security number, 5+ year residence history, employment history, etc. Must have fairly decent credit, sufficient stable verifiable income after all of your other obligations, good landlord references (good payment history, property well maintained and no damages when you left), etc. If you have major problems, I would not suggest applying. $45 application fee per adult applicant to cover pulling various reports and doing all of the background work to try to approve your application. This fee is only accepted in CASH at the time of application and is NOT refundable under any circumstances once the application has been turned in. Tenant is responsible for all utilities on this propery, including (but not limited to) electricity, natural gas (heating, cooking, hot water), county water & sewer, trash collection, cable TV, internet, phone, etc. Tenant is responsible for routine yard maintenance such as grass cutting and trimming, leaf removal, bush trimming, etc. This is a nice neighborhood and the yard must be maintained like most of the other houses in the subdivision. If you can't manage to do this work yourself, then you will definitely need to arrange with a good lawn care company to have it done on a regular basis. No yard work of any kind is included by the landlord. The laundry room (closet) features washer/dryer HOOKUPS ONLY. This laundry facility is on the second floor, right off the main hall, so it is very convenient. We do NOT provide an actual washing machine or dryer for this house. Providing those two appliances is the responsibility of the tenant. Animals will be considered on a case-by-case basis. All animals must be fully housebroken, neutered, vetted and have good references from prior landlord(s). If we decide to allow you to keep animals on our property, there will be either an additional animal/pet security deposit up front or a monthly animal/ pet fee PER ANIMAL. For more information, please discuss in person with the landlord. A maximum of two animals will be allowed on the property.......no more than that. Certain breeds may also not be allowed. Once again, we will consider your animals on a case-by-case basis. This property is only being shown by prearranged appointment with the landlord. The current tenants are still living in the house at this point and they will NOT show you the house if you just show up and knock on the door.
