Lease terms

Rent: Total monthly rent: $1,045 $995 base rent $50 monthly charge for water and gas Rent is due on the 1st of each month, paid in advance (Weekends and holidays do not change the due date). Late Fees: If rent is not received by the 5th of the month: $50 late fee, plus $5 per day until paid Returned Payments: Returned or stopped payments cost $25 each Landlord may require future payments by certified funds Utilities: Tenant arranges and pays for electric utilities and internet Water and gas are billed monthly through rent Security Deposit: $995 security deposit (Used to cover unpaid rent, utilities, damage, cleaning, or other lease violations). If damages cost more than the deposit, tenant must pay the difference How the Home Can Be Used: The home is for residential use only Only the tenant and approved guests may live there No business activity without written approval Condition & Care of the Home: The home is accepted in good, clean, and safe condition Tenant must: Keep the home clean and sanitary Handle minor repairs under $25 Pay for damage caused by guests No changes or improvements to premises without written permission Pets: No pets allowed unless there is a written Pet Addendum Unauthorized pets result in: $10 per day per animal, Removal of the pet, & Charges for any damage or cleaning Landlord Entry: Landlord may enter the home with 24 hours' notice. Entry may be for inspections, repairs, or showing the property. Emergency entry does not require notice. Ending the Lease Early: Tenant may end the lease early by giving 120 days' written notice, and paying a $5,000 early termination fee. Rent is still owed during the 120-day notice period. If the Lease Is Broken: Non-rent issues must be fixed within 7 days after written notice Unpaid rent allows the landlord to: Demand all remaining rent Terminate the lease Take legal action Tenant is responsible for legal fees if the landlord must enforce the lease Abandonment: If the tenant is gone for 30 days without approval, the home and belongings may be treated as abandoned
