Lease terms

Rent: $3,800 per month, due on the 1st of each month Security Deposit: $3,800 (one month's rent), due at signing Lease Length: 3 month minimum, with the option to renew on a month to month basis with 30 days written notice to vacate Late Fee: A grace period of 5 days will be granted. Any rent received after the 5th of the month will incur a $100 late fee. Furnished: The property is fully furnished. A move-in inventory list will be provided and signed by both parties at the start of the lease. Tenant is responsible for any damage beyond normal wear and tear. Utilities Included: Electricity, water, trash, and WiFi are included in the monthly rent up to a combined cap of $300 per month. Any utility overages beyond $300 will be the tenant's responsibility and billed accordingly. Occupancy: The property is approved for a maximum of 6 occupants. Subletting and short term re-renting of the property is strictly prohibited. Pets: No Smoking: No smoking permitted inside the property. Renter's Insurance: Tenant is required to carry renter's insurance for the duration of the lease. Maintenance: Tenant agrees to keep the property clean and in good condition. Maintenance issues should be reported promptly. Landlord requires a minimum of 24 hours notice before entering the property.
