6 month to 1 year lease ONLY 1. Lease occupancy is for 6 people maximum. 2. Rent is due on the 1st of every month, with a 5 day grace period. Rent paid after the due date is considered late and must include additional rent of $100.00 per day for each day after the due date. Rent is paid via EFT bank transmission (owner will provide account#) and Renter must take into account the number of days for bank to transmit funds to ensure rent is on time. 3.First month's rent is due at signing -- this is in addition to a security deposit equal to one month's rent. 4.Renter is responsible for paying utilities: electric, water, and internet. 5.Owner will not rent to smokers and there is absolutely NO smoking by any guests. This includes e-cigarettes and vaping. 6.Renter must show proof of renter's insurance and liability coverage for duration of lease and must include owner as additional insured on policy. 7. Renter must comply with Homeowner's Association Regulations. 8. Renter may have small dog if approved by Landlord and must have a separate pet deposit of $500 that is non-refundable. MAINTENANCE RESPONSIBILITIES: 1. Renter must change out a/c filter every other month.
