A security deposit in the amount of Two Thousand Dollars and no/00 U.S. Dollars ($2,000.00) has been obtained by the Tenant(s) and is being maintained by Landlord. The security deposit is to be returned to Tenant(s) within 30 days after this agreement has been terminated. The security deposited shall not be credited towards rent. The Tenant(s) agrees to pay Landlord the sum of Two Thousand Dollars and no/00 U.S. Dollars ($2,000) per month as rent. The payment of rent will be due on the First (1st) of each month. Tenant(s) shall pay all rental payments via check, money order, or electronically through information provided by Landlord. All rental payments must be received by Landlord no later than 1st day of each month, except when the 1st day of the month falls on a Saturday, Sunday, or legal holiday, in which case rent must be received by Landlord on the next following business day. The Tenant(s) may be allowed to cancel this agreement under the following conditions. The Tenant(s) must provide at least 60 days' notice and pay an early termination fee of $4,000 (US Dollars) equating two months' rent. This does not include the rent due during the notice period. During the notice period of 60 days, the rent shall be paid in accordance with this agreement. Tenant(s) shall pay a late fee of $200.00 for each payment that is not paid within five days after the due date for such late payment. Tenant(s) shall be charged $35.00 for each check that is returned to the Landlord for lack of sufficient funds. The Tenant(s) shall maintain the premises in a clean and sanitary manner, and shall surrender the same at termination, in as good as condition as received, with normal wear and tear to be expected. The Tenant(s) shall not make any alterations to the leased premises without the consent in writing of the Landlord. The Landlord shall be responsible for repairs. Any repairs or maintenance caused by abnormal wear and tear, abuse, or neglect of Tenant shall be the financial responsibility of Tenant(s). The Tenant(s) shall be responsible for all utilities and services in connection with the premises. Failure to maintain utilities is grounds for eviction. - ELECTRIC: NLR Electric - WATER: Central Arkansas Water The Landlord and Tenant(s) shall each be responsible to maintain appropriate insurance for their respective interests in the premises and property located on the premises. Tenants are required to show proof and maintain renters insurance. The Tenant(s) shall be allowed to have pets on the premises consisting of cats and dogs. The Tenant(s) is required to pay a $250 fee for any pet allowed on the premises. The Tenant(s) are responsible for all damage that any pet causes. No smoking on the premises is permitted.
