Lease Terms & Rental Qualifications Thank you for your interest in our community. We are committed to providing quality housing and a positive rental experience for all residents. Please review the following lease terms and qualifications. Lease Term 12-month lease required. Lease renewals are offered based on lease compliance and property availability. Rental Qualifications All applicants 18 years of age or older must complete a rental application. Valid government-issued photo identification is required. Proof of income and employment (or other qualifying income) is required. Background, credit, rental history, and eviction history may be reviewed where permitted by law. Housing Choice Voucher (Section 8) applicants are welcome and encouraged to apply. Move-In Requirements Security deposit required prior to move-in. First month's rent and all required move-in fees must be paid before keys are issued. Utilities must be transferred into the resident's name before move-in when applicable. Proof of renter's insurance may be required before occupancy. Utilities Included in Rent: Water Professional lawn care Trash pickup Resident Responsibilities: Electricity Gas Internet Cable (optional) Maintenance Our goal is to provide every resident with a clean, safe, and comfortable home. Residents can expect: Prompt response to maintenance requests. Emergency maintenance available for qualifying emergencies. Professional property inspections as required by the lease. Preventative maintenance performed to maintain the quality of the property. Residents are responsible for promptly reporting maintenance concerns to help prevent further damage. Property Care Residents agree to: Maintain the apartment in a clean and sanitary condition. Dispose of trash properly. Report maintenance issues promptly. Respect neighbors by avoiding excessive noise or disturbances. Comply with all lease terms and community policies. Pet Policy We welcome pets under the following guidelines: One (1) pet permitted per apartment. Residents may have either one (1) cat or one (1) dog (not both). Dogs must weigh 10 pounds or less. All pets require prior management approval. A recent photo of your pet must be submitted before your application can be processed. Current vaccination (shot) records from a licensed veterinarian are required. Pets must be well-behaved and not create excessive noise or disturbances. Residents are responsible for cleaning up after their pets and any damage caused by their pet. Additional pet fees, pet deposits, or monthly pet rent may apply. Community Standards To help maintain a safe and enjoyable living environment for everyone, residents and guests are expected to: Respect neighbors and common areas. Keep the property clean. Observe quiet hours as outlined in the lease. Follow all parking and community rules. Ensure guests comply with community policies.
