The home includes kitchen appliances, including a new stove, microwave, dishwasher, and refrigerator. Washer and dryer are not provided. No smoking or vaping is permitted inside the home. Pets may be permitted with landlord approval and an additional non-refundable pet fee. Additional pet restrictions may apply based on number, size, or breed. First month's rent, last month's rent, and security deposit are due at signing. Preferred lease term is 12 months. Rent is due on the 1st of each month. If rent is not received by the 1st, a $100 late fee will be assessed, along with an additional $20 per day for each day the rent remains unpaid until the balance is paid in full. Tenant is required to maintain renter's insurance throughout the lease term. Background check, credit check, income verification, and rental history verification may be required prior to approval. No subleasing, Airbnb, VRBO, or short-term rentals are permitted without written approval from the owner. Tenant is responsible for replacing HVAC air filters regularly and maintaining general cleanliness of the property. Tenant agrees to promptly report maintenance issues or damages to help prevent further property damage. Parking is limited to designated driveway and approved parking areas only. Maximum occupancy limits must be followed in accordance with local regulations and lease terms. Military clause available in accordance with Servicemembers Civil Relief Act (SCRA) guidelines for qualifying military orders. Failure to comply with lease terms or property policies may result in lease violations or termination procedures in accordance with Florida law.
