Utilities and Landscaping: Tenant is responsible for the payment of all water and electric utilities. Tenant is also responsible for maintaining the lawn and landscaping throughout the duration of the lease. Pet Policy: No Pets Financial Requirements: The first month's rent and security deposit of $1525 are due in full at the time of lease signing. (i.e.: $1525 (Rent) + $1525 (SD)= $3,050) Move-In Inspection and Documentation: A move-in inspection will be conducted jointly with the tenant prior to occupancy. The tenant will receive both a physical and electronic copy of the completed move-in inspection form, the signed lease agreement, and any applicable addenda to the lease. Application Requirements (Screening Criteria): To be considered for tenancy, applicants must meet the following minimum requirements: *Rental History: No prior evictions and no instances of late rent payments within the past 12 months. *Credit Score: A minimum credit score of 620 is required. *Income Verification: Applicant(s) must demonstrate a gross monthly income equal to or exceeding 2.5 times the monthly rent amount. *Criminal Background: Applicants must have no prior felony convictions or misdemeanor convictions. Application Policy We do not accept rental applications submitted through Zillow. All applications must be completed through our third-party screening provider, TransUnion Tenant Screening. The application fee is non-refundable and is paid directly to the third-party provider, not to us. We do not collect or retain any portion of this fee. Prospective tenants are responsible for reviewing and ensuring they meet the qualification criteria listed above before requesting a formal application. Zillow applications may be reviewed only as a preliminary screening tool to help determine whether the stated criteria may be met prior to scheduling a property showing. However, submission of a Zillow application does not constitute a formal application and will not be used for final tenant screening decisions.
