Utilities: Owner provides and pays for all standard utilities, excluding internet services. Tenant is solely responsible for establishing and paying for internet utilities. HOA Rules & Fines: Tenant agrees to comply with all Homeowners Association (HOA) bylaws. Any administrative fines or rule-violation fees levied by the HOA due to tenant actions or negligence will be billed directly to the tenant. Unit Maintenance: Tenant is required to maintain the rental unit in a clean, safe, and sanitary condition as detailed in the lease agreement, excluding normal wear and tear. Additional Occupants: Any additional occupants or long-term guests intending to reside in the unit must submit a standard rental application for the landlord's screening and review prior to moving in. Parking Space: An optional, secure parking space is available for an additional $200.00 per month. Subletting: Subletting or assigning the rental unit, or transferring the assigned parking space, is strictly prohibited without explicit, written prior approval from the owner.
