Lease Terms ($3,500/Month Rent) Lease Term: 12 Months. Monthly Rent: $3,500.00 per month. Move-In Cost Breakdown: First Month's Rent: $3,500.00 Last Month's Rent: $3,500.00 Refundable Security Deposit: $1,500.00 Non-Refundable Cleaning Fee: $300.00 Pet Policy (Cats): Approved cats are permitted subject to a $300.00 Refundable Pet Damage Deposit. Per Seattle rules, the tenant has the right to pay this pet deposit in three (3) equal monthly installments of $100.00 starting when the pet moves in. Standard Payment Installment Option: Per Seattle municipal code, the tenant has the right to pay the Last Month's Rent, Security Deposit, and Cleaning Fee in six (6) equal monthly installments of $883.33 per month for the first six months of the tenancy. Utilities: Owner provides and pays for all standard utilities, excluding internet services. Tenant is solely responsible for establishing and paying for internet utilities. HOA Rules & Fines: Tenant agrees to comply with all Homeowners Association (HOA) bylaws. Any administrative fines or rule-violation fees levied by the HOA due to tenant actions or negligence will be billed directly to the tenant. Unit Maintenance: Tenant is required to maintain the rental unit in a clean, safe, and sanitary condition as detailed in the lease agreement, excluding normal wear and tear. Additional Occupants: Any additional occupants or long-term guests intending to reside in the unit must submit a standard rental application for the landlord's screening and review prior to moving in. Parking Space: An optional, secure parking space is available for an additional $200.00 per month. Subletting: Subletting or assigning the rental unit, or transferring the assigned parking space, is strictly prohibited without explicit, written prior approval from the owner. Smoking Policy: Smoking of any kind is strictly prohibited inside the unit. Noise Restrictions: Audio subwoofers are prohibited in the unit to prevent noise disturbances to neighbors. Applicant Screening Criteria Please read carefully before applying. Applications are processed chronologically on a First-In-Time basis per Seattle law. To qualify for this property, applicants must meet the following strict, non-negotiable requirements: Income: Gross monthly income must be at least 3.0 times the monthly rent. Income from all legal sources including employment, public assistance, social security, child support, and housing choice vouchers is accepted and calculated toward this total. Credit: A minimum credit score of 700 or above is required. How Your Application Is Reviewed via Zillow: We utilize Zillow's tenant screening tools to verify your qualifications. Your application package must be fully completed through Zillow and must include: Credit & Background Reports: A credit report provided via Zillow's screening service showing a score of 700+. Income Documentation: Verifiable proof of income (such as your 2 most recent pay stubs, tax returns, W-2s, or benefit statements) uploaded directly to your Zillow application profile. Application Completeness: If your Zillow application is missing required contact info or documents, you will be notified and given 72 hours to provide the missing information without losing your chronological place in line. Once an application is fully approved, the applicant will have 48 hours to accept the housing offer and execute the lease before we move to the next applicant in line.
