Lease Structure month-to-month with 60-day notice. Rent due the 1st, $100 late fee plus $10/day up to the 10th. No cash or personal checks. Financial Terms security deposit equal to one month's rent held in escrow per Georgia law, non-refundable pet deposit, non-refundable application. Utilities water and electricity included, internet/cable tenant's responsibility, trash included. Renter's Insurance mandatory, $100K minimum liability, landlord named as Additional Insured, must be paid in full for the length of term upfront (no monthly plans that could lapse), certificate required before keys are released. Pet Policy small dogs and cats with approval and non-refundable deposit, no aggressive breeds or exotics, all pets must be disclosed before signing, service/ESA animals exempt per Fair Housing Act. Property Rules quiet hours 9pm - 9am, no smoking indoors, guests over 7 days need approval, no subletting, 24-hour entry notice, maintenance requests in writing.
