Terms at 6555 Sealey St
Minimum 12-month lease. Monthly rent is $2,700 with a security deposit equal to one month's rent, due prior to move-in. Tenants are responsible for all utilities (electric, water, gas, internet) and lawn care. Pets are allowed on a case-by-case basis with a $300 non-refundable pet fee per pet and a $300 refundable pet deposit. Breed and size restrictions may apply. Rent is due on the 1st of each month. Rent is considered late after the 3rd day of the month in accordance with Texas Property Code. A late fee of $100 will be assessed, plus $10 per day thereafter until paid in full (not to exceed limits allowed by Texas law). Tenants are responsible for routine maintenance, including replacing HVAC filters monthly, maintaining cleanliness, and promptly reporting repair issues. Per Texas Property Code 92, landlord will address necessary repairs affecting health and safety once properly notified. Damages caused by tenant negligence or misuse will be charged to the tenant. No smoking inside the property. No subleasing, assignments, or short-term rentals (including Airbnb, VRBO, or similar platforms) without written landlord consent. Applicants must complete a background, credit, rental history, and income verification. Household income must be at least 3x the monthly rent. No prior evictions or outstanding rental debt. Parking available on-site. Renters insurance is required prior to move-in.
