Lease terms

No smoking allowed within the premises. Small dogs are ok. There will be an additional one time non refundable pet fee of $250 and additional monthly rent of $100/pet (dog). Rent should be paid in advance by the 5th of every month. . Tenant is responsible for Electricity, Gas, internet, cable and Water Bills. Tenant must adhere to the rules of the community (HOA rules) with respect to using the common parking spaces and other common areas within the community. Lawn treatment is included in the rent. Tenant needs to water the lawn twice a week and mow it at-least once a month. Home and carpet to be professionally cleaned at the end of the lease. Landlord to do home inspection with ample notice to tenants. If a lease break is required the tenant to give 60-day notice and allow the home to be listed for rent and approve showing, re-entering expenses, pay the rent keeping utilities till new renters start. Any property damage, exterior, interior, walls, flooring, carpet, appliances damage cost will be deducted from the security and should be borne by the tenant in case the repair charges exceed the security deposit balance. Tenant to allow showing 45 days before lease end to future tenants. No subletting is allowed. Anyone above 18 years staying at the property will need to be on the lease and need to apply and get qualified to get added to the lease.
