Lease terms

Tenants will pay for or reimburse landlord for utilities, including water, electricity, sewer, garbage, and internet (approximately $250 per month). Tenants may also pay for cable TV. In addition to the security deposit, there is a non-refundable cleaning fee of $500 to have the house professionally cleaned at the end of the lease. The tenant is still required to leave the house in the same condition as when they moved in, and if extra cleaning is required those costs will be deducted from the security deposit. Pets are welcome with prior landlord approval. There is a non-refundable pet fee of $200 per pet. Smoking is permitted outdoors only. No smoking inside the house. Parking includes a two-car garage and additional driveway parking. Street parking in front of the house is not available to tenants. This rental house is next door to the landlord's mother's home. She is a friendly neighbor who tends to the plants in the front and back yards of the rental house. We are looking for tenants who will be comfortable with and appreciative of that arrangement, and who enjoy being part of a close-knit neighborhood. Rental application screening criteria include credit and criminal background checks, employment and income verification, and a reference call with a previous landlord.
