      Townhouse is furnished. Rent includes utilities, HOA, parking fees, and internet. Attached garage and one guest parking spot for visitors are included. All visitors must be registered at the front gate prior to arrival. Walk through video available upon request. -Rent is $7500 per month. Thirty one days minimum, month to month lease that can begin May 2026; Lease is 6 months move in-move out dates TBD. -Tenants include only those listed on the lease. No subletting allowed without approval of the landlord. -A Deposit of $1000 includes a $600 cleaning fee; total deposit is due within 24 hours after being notified the townhouse is secured for tenant. The deposit is non refundable after 48 hours if the tenant defaults on the agreement to rent. - Monthly rent is due by the first day of the month, electronically via your bank and/or by deposits at the Bank of America. Deposit instructions will be forwarded upon request. -The $1000 deposit (minus cleaning fee) is refundable if there are no damages beyond normal wear and tear,and if the Parking/Visitor pass($100), garage($100) and gate openers ($100), parking pass decals and pool key ($100) are returned on the last day of occupancy. -Pet deposit for cat and dog is $200, refundable when no damages requiring repair or replacement(s) are caused by the pet. -Deposit is due within 24 hours of offer to rent. -Deposit will be returned within 20 days. -Townhouse is available to rent beyond the 6 months and/or lease agreement, subject to tenant request and owner approval initially verbally and then in writing within 48 hours. -No parties or loud noises, or smoking BBQ's. -No smoking of any kind, including Vaping, anywhere on the property or on the East Beach Townhouse grounds.
