Lease terms

Looking for a roommate (or two roommates if you want to share your room with a friend) in a 2 BR 2 BA apartment for the 2026-27 academic year. The lease runs from July 16, 2026 to July 15, 2027, but the starting date can be adjusted if you want to move in earlier. The total rent is $3,000 per month ($1,500 per room), not including utilities, which come down to about $300-360 per month, which we will split evenly. While I will have my own room, each room is large enough for two occupants, so if you want to share your room with someone, that's okay. (We can negotiate the rent split for 3 people - I was thinking 1300, 850, 850 but am flexible about this.) The apartment area is 1025-1050 sq ft. Two closets in each room. Private bathroom. Shared kitchen and living room. Washer and dryer in the apartment. Swimming pool on premises. Safe neighborhood with apartment security at night. Dedicated parking space. Only a 10-15 minute walk to Cal Poly campus, depending on which part of campus you're going to. 3A/3B and 4A/4B bus stops are a 3-5 minute walk away, so quick and easy transport to campus and downtown. The address is 65 Stenner St. The property is managed by Farrell Smyth, Inc. I am 42M and faculty at Cal Poly. I have been living in this apartment since January 2025 and don't have any complaint. Maintenance issues are rare and the company is quick and responsive. The security deposit is $1,575, which includes a $100 HOA fine deposit. The application fee is $20. Starting July 16, 2026, the property management company is also mandating that tenants have renters' insurance. While I have not yet looked into it myself, I am told that this could be as low as $7 a month per tenant. If you have any questions or want to see the apartment in person, please email at aseemnevrekar at gmail dot com or text me at 8O5 2one5 9nine4four. Thank you.
