Lease terms

Only parking for 1 car. Single occupancy preferred. All utilities included. No smoking inside the unit; smoking permitted outside in patio area only. This is a family-occupied home, and normal daytime noise from children and household activity may be heard from the upstairs unit. Quiet hours are from 11pm -7am, week nights. The home's electrical breaker panel is located within the unit. In the event of an electrical emergency, landlord may require immediate access to the breaker panel (with notification to tenant). For non-emergency maintenance or inspections, at least 24 hours' notice will be provided whenever possible. Tenant responsible for keeping unit clean and promptly reporting maintenance concerns. Proof of renters insurance required prior to move-in (typically inexpensive, often around $10-20/month). Minimum lease term: 2 months. Monthly rental pricing is based on lease duration as follows: 12 month lease: $1,850/month 6 11 month lease: $1,950/month 4 5 month lease: $2,100/month 3 month lease: $2,250/month 2 month lease: $2,400/month All rates include utilities and furnishings unless otherwise specified. Shorter lease terms are priced higher due to increased turnover, vacancy risk, utility usage, and furnishing wear associated with flexible-term housing.
