No parties/loud disturbances, no pets (one small pet may be considered for a qualified applicant), no smoking, no illegal drugs, no trailers, no boats, no large equipment, no gardening, no more than 3 interior potted plants (make sure they do not have coqui frogs), no outside furniture or exterior potted plants (it gets windy and blown over furniture/potted plants are a hazard), no additional storage is available, no mail delivery to the property (I recommend getting a USPS or UPS box for your mail). The house is for residential purposes only and is unfurnished. Yard service and Terminix (pest control) is included. No more than 2 vehicles are allowed and they must be parked in their designated spaces at all times. There is a $900 non-refundable cleaning fee from the deposit at move-out. Before a showing can be scheduled with me, all interested parties must answer prescreening questions via my Google Form. If applicant(s) want to move forward after a showing, they must complete a $40+ criminal/credit background check that I email directly via TransUnion's SmartMove Tenant Screening. Employment verification, three most recent pay stubs, one current landlord and one previous landlord reference are required. The deposit (equal to one month's rent) and first month's rent is due at the signing of the Rental Agreement.

The property is walking distance from Merriman's, Moa Kitchen, Waimea Coffee Company, Hawaii Preparatory Academy Lower School, Parker School and the rest of Waimea town.
