Lease terms

The Landlord hereby leases the property to the Tenant for a fixed term of 12 months, beginning on the Lease Start Date and ending on the Lease End Date. At the expiration of the lease term, the lease shall automatically convert to a month-to-month tenancy unless either party provides at least thirty (30) days written notice of termination. 2. RENT Monthly Rent: $_____2300________ Due Date: Rent is due on the 1st day of each month. Late Fee: A late fee of $___200___ shall be charged if rent is not received within ___3__ days of the due date. Returned Check Fee: $____200__ per occurrence. 3. SECURITY DEPOSIT Tenant shall pay a security deposit of $____2300_____ prior to occupancy. The deposit shall be held and returned in accordance with Georgia law, less any lawful deductions. 4. OCCUPANTS Only the following persons may reside at the property: No additional occupants may reside at the property for more than fourteen (14) consecutive days without written approval from the Landlord. 5. PET POLICY Pets are permitted only with prior written approval from the Landlord. Approved Pet(s): Pet Deposit/Fee: $____1000_____ Tenant shall: Maintain control of pets at all times. Clean up all pet waste immediately. Prevent excessive noise or nuisance behavior. Pay for any property damage caused by pets. Comply with all local animal control regulations. Unauthorized pets constitute a lease violation and may result in additional fees or termination of tenancy. 6. SMOKING POLICY Smoking, vaping, and the use of tobacco, marijuana, or similar products is prohibited inside the residence, garage, and any enclosed structure on the property. Smoking is permitted only in designated outdoor areas and all cigarette butts and related waste must be properly disposed of. Tenant shall be responsible for any smoke-related damage, cleaning, deodorization, or repairs. 7. PARKING POLICY Parking is permitted only in designated driveway and garage areas. The following vehicles may be parked on the property: Properly registered and operational passenger vehicles. No commercial vehicles, trailers, boats, RVs, or inoperable vehicles without written approval. Tenant shall comply with all HOA and local parking regulations. Landlord is not responsible for theft, damage, or loss involving parked vehicles. 8. UTILITIES Tenant shall be responsible for payment of all utilities, including but not limited to: Electricity Gas Water and Sewer Trash Collection Internet/Cable Services Unless otherwise agreed in writing. 9. TENANT MAINTENANCE RESPONSIBILITIES Tenant agrees to: Keep the property clean and sanitary. Promptly report maintenance issues, leaks, damage, or safety concerns. Replace HVAC air filters at least every 90 days. Replace light bulbs, smoke detector batteries, and similar consumable items. Maintain lawn, shrubs, and landscaping unless otherwise agreed in writing. Prevent plumbing blockages caused by improper disposal of materials. Maintain cleanliness of appliances and fixtures. Tenant shall not perform major repairs without written approval from the Landlord. 10. LANDLORD MAINTENANCE RESPONSIBILITIES Landlord shall maintain structural components and major systems including: Roof Foundation Electrical systems Plumbing systems HVAC equipment (excluding filter replacement) Water heater Normal wear and tear repairs shall remain the responsibility of the Landlord. 11. ENTRY BY LANDLORD Landlord may enter the premises for inspection, repairs, maintenance, or to show the property to prospective buyers or tenants with reasonable notice except during emergencies. 12. PROHIBITED ACTIVITIES Tenant shall not: Conduct illegal activities on the property. Create excessive noise or disturbances. Damage the property. Sublease or assign the lease without written consent. 13. DEFAULT Failure to pay rent, violation of lease terms, or failure to maintain the property may constitute default and may result in termination of tenancy and other remedies permitted by Georgia law. 14. GOVERNING LAW This Lease Agreement shall be governed by the laws of the State of Georgia. 15. ENTIRE AGREEMENT This document constitutes the entire agreement between the parties and may only be modified in writing signed by both parties.
