Lease terms
Utilities Landlord shall provide and pay for water, sewer, and trash collection services for the Premises. Tenant shall be responsible for establishing and maintaining all other utilities in their name and at their expense, including but not limited to electricity, natural gas, cable, internet, telephone, and any other utility services not specifically listed above. Parking Tenant shall be entitled to the use of two (2) designated parking spaces associated with the townhouse. Tenant, occupants, and guests shall park only in authorized areas and comply with all community and HOA parking regulations. Alterations and Modifications Tenant shall not make any alterations, additions, improvements, or modifications to the interior or exterior of the Premises without the prior written consent of the Landlord. This includes, but is not limited to, painting, installing fixtures, mounting televisions, changing locks, structural modifications, landscaping changes, satellite dish installation, fencing, or any other permanent alteration to the property. Property Maintenance Tenant shall maintain the Premises in a clean, safe, and sanitary condition and promptly notify Landlord of any maintenance concerns or needed repairs. Tenant shall be responsible for damages caused by negligence, misuse, or intentional acts of the Tenant, occupants, or guests. Housing Choice Voucher Program Housing Choice Voucher (Section 8) applicants are welcome to apply. Acceptance of tenancy remains subject to program requirements, property inspection requirements, lease compliance, and applicable federal, state, and local laws. Exceptions and accommodations required under the Housing Choice Voucher Program or other applicable laws shall be permitted. *This is a Exception Payment area, Exception Payment vouchers are accepted Compliance with HOA Rules Tenant agrees to comply with all homeowners' association (HOA) rules, regulations, covenants, and restrictions applicable to the Premises. Any fines or penalties resulting from Tenant's violation of HOA rules may be charged to the Tenant. Occupancy Only individuals listed on the lease agreement may reside at the Premises unless otherwise approved in writing by the Landlord. No Smoking Policy Smoking, vaping, or the use of any tobacco products, electronic cigarettes, marijuana, or any other smoking devices is strictly prohibited inside the Premises. Tenant shall ensure that all occupants and guests comply with this policy. Any damage, cleaning, deodorizing, repainting, or remediation costs resulting from smoking or vaping inside the Premises shall be the responsibility of the Tenant. Subletting and Short-Term Rentals Tenant shall not assign this Lease, sublease any portion of the Premises, permit occupancy by individuals not listed on the Lease, or use the Premises for short-term rental purposes, including but not limited to Airbnb, VRBO, or similar platforms, without the prior written consent of the Landlord. Any unauthorized subletting, assignment, or short-term rental activity shall constitute a material breach of this Lease and may result in termination of the tenancy in accordance with applicable law. Renter's Insurance Requirement Tenant shall obtain and maintain renter's insurance throughout the term of this Lease and any renewal periods. Such insurance shall provide coverage for the Tenant's personal property and include a minimum of $100,000 in personal liability coverage. Proof of renter's insurance must be provided to Landlord prior to move-in and upon request during the tenancy. Failure to maintain renter's insurance shall constitute a violation of this Lease. Landlord's insurance does not cover Tenant's personal property, vehicles, guests, or liability arising from Tenant's actions or negligence. Tenant acknowledges that Landlord shall not be responsible for loss or damage to Tenant's personal belongings due to theft, fire, water damage, weather events, power outages, or any other cause except as required by law. Tenant is encouraged to obtain additional coverage as needed for valuable personal property.
