Lease terms

1. Lease Duration Lease terms shall be agreed upon by both parties. Renewal or extension may be negotiated in writing prior to lease expiration. 2. Rent & Payment Rent is $2,000 per month and is due on the first day of each month. Payments may be made via Venmo, Apple Pay, Zelle, or another mutually agreed-upon method. 3. Security Deposit Security deposit is $2,000, equal to one month's rent. The deposit will be returned within 45 days after lease termination, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other amounts permitted by law. 4. Utilities Utilities are not included in the base rent. Tenant is responsible for electric, water, and internet. Typical monthly utility cost is approximately $150 $180, though actual usage may vary. 5. Use of Premises Premises shall be used solely as a residential dwelling. No commercial activity is permitted without the landlord's prior written consent. 6. Occupancy & Guests Occupancy shall be limited to the approved tenant(s) listed on the lease. Long-term guests or additional occupants must be approved by the landlord in writing. 7. Parking & Outdoor Area Tenant may use the designated driveway parking space. Additional street parking may be available. Tenant has access to the fenced backyard and private outdoor areas connected to the apartment. Outdoor areas must be kept clean and tidy. 8. Pets Up to two cats or dogs may be permitted with landlord approval. Tenant is responsible for any pet-related damage, waste cleanup, excessive noise, and keeping pets under reasonable control while on the property. Any additional pets must be approved by the landlord in writing.
