Terms at 6462 Neddy Ave

This is a 12-month fixed-term lease. Renewal terms will be discussed prior to the lease expiration date. Rent is due on the 1st of each month. A 5-day grace period is provided, making the final due date the 6th of each month. Any rent not received by the end of the grace period will be considered late and subject to a late fee in accordance with California law. Accepted payment methods will be specified in the lease agreement. Only tenants named on the signed lease agreement are permitted to reside at the property. Unauthorized occupants are not allowed. Guests are welcome for short-term visits only, not to exceed 14 consecutive days or 30 days total within any 12-month period. Subletting of any kind is strictly prohibited. The tenant may not sublet, assign, or otherwise transfer occupancy rights to any other party. Utilities Tenants are responsible for all utilities, including water, gas, electricity, sanitation, and trash/recycling fees. Landscaping maintenance and pool service are provided by the landlord and included in the rent. Pet Policy No pets are permitted on the property no exceptions. This applies to all animals, including dogs, cats, birds, and exotic pets. Smoking Policy Smoking of any kind including cigarettes, cigars, e-cigarettes, and cannabis is strictly prohibited inside the property. Violation of this policy may result in cleaning fees and/or lease termination. Tenants are required to obtain and maintain a valid renters insurance policy for the full duration of the lease. Proof of coverage must be provided prior to move-in and upon renewal.
