What to Know About the Lease Terms & Policies: Lease Duration & Special Offers: The minimum lease term available is 23 months, running through May 2028. We also offer an extended 36-month (3-year) lease option. Move-in Special 1: Sign the standard 23-month lease through May 2028, and your 13th month of rent is completely FREE! Move-in Special 2: Sign an extended 3-year lease and receive a $150 monthly credit that completely covers the cost of your pool service for the entire duration of the agreement. (Note: To account for inflation and rising property costs, 3-year leases include a standard 4% rent escalation clause applied to the base rent at the start of Year 2 and Year 3). Rent Breakdown: The total monthly rent for Year 1 is $3,100 ($2,950 base rent + $150 pool service, legally classified as "Additional Rent"). This is an all-inclusive rate that covers both the home and the mandatory professional weekly pool service (cleaning and chemical balancing). Move-In Costs: A security deposit of $2,950 plus the first month's rent is required at lease signing. Renter's Insurance (Required): Due to the private pool, tenants must carry active renter's insurance with a minimum of $100,000 in personal liability coverage. The landlord must be explicitly listed on the policy as an "Additional Interest." Smoking Policy: This is a strict non-smoking property. Smoking or vaping of any kind is prohibited inside the home and the garage. Utilities: The tenant is responsible for setting up and paying for all standard utilities (electric, water, trash, internet, etc.) in their name. Pet Policy: We are pet-friendly! Pets are subject to landlord approval, as well as breed and weight restrictions. There is a $400 pet fee/deposit per approved pet. (non-refundable pet fee, as permitted by Arizona law). Maintenance Expectations: The landlord handles structural maintenance and the weekly professional pool servicing. Tenants are responsible for day-to-day upkeep, which includes regularly replacing HVAC filters, preventing plumbing clogs, and keeping the low-maintenance artificial turf brushed and free of debris or pet waste. Important Policies: Rent is due on the 1st of the month. A 5% late fee applies to payments received after the 5th. Due to the private pool, tenants are required to sign and strictly adhere to a Pool Safety Policy. This includes ensuring all pool gates and child-resistant deadbolts are securely closed and latched at all times.
