What to Know About the Lease Terms & Policies: Lease Duration & Special Offer: We offer standard 1-year and 2-year lease terms. Move-in Special: Sign a 2-year lease, and your 13th month of rent is completely FREE! Rent Breakdown: The total monthly rent is $3,350. This is a flat, all-inclusive rate that covers both the home and the mandatory professional weekly pool service (cleaning and chemical balancing). Move-In Costs: A security deposit of $3,350 plus the first month's rent is required at lease signing. Smoking Policy: This is a strict non-smoking property. Smoking or vaping of any kind is prohibited inside the home and the garage. Utilities: The tenant is responsible for setting up and paying for all standard utilities (electric, water, trash, internet, etc.) in their name. Pet Policy: We are pet-friendly! Pets are subject to landlord approval, as well as breed and weight restrictions. There is a $400 non-refundable pet fee per approved pet. Maintenance Expectations: The landlord handles structural maintenance and the weekly professional pool servicing. Tenants are responsible for day-to-day upkeep, which includes regularly replacing HVAC filters, preventing plumbing clogs, and keeping the low-maintenance artificial turf brushed and free of debris or pet waste. Important Policies: * Rent is due on the 1st of the month. A 5% late fee applies to payments received after the 5th. Due to the private pool, tenants are required to sign and strictly adhere to a Pool Safety Policy.
