Lease terms

This Lease Agreement is entered into between the Landlord and Tenant for the residential property described above. The following terms shall apply: 1. Rent Payment Tenant agrees to pay monthly rent in the amount stated in the lease agreement, due on the agreed-upon date each month. Payments shall be made in full and on time. 2. Security Deposit A security deposit is required prior to move-in and will be held in accordance with Tennessee law. Deductions may be made for damages beyond normal wear and tear or unpaid balances. 3. Utilities and Services Tenant shall be solely responsible for the payment and maintenance of all utilities and services associated with the property, including but not limited to: Electricity Water Trash collection Internet/Wi-Fi services All accounts must be placed in the Tenant's name prior to occupancy and remain active throughout the lease term. 4. Maintenance and Care of Property Tenant agrees to maintain the premises in a clean, safe, and sanitary condition. Any damages caused by Tenant, occupants, or guests must be promptly reported and may be the Tenant's financial responsibility. 5. Occupancy and Use The property shall be used solely as a private residence. Tenant agrees not to engage in any unlawful activities on the premises. 6. Alterations No alterations, improvements, or modifications to the property shall be made without prior written consent from the Landlord. 7. Entry by Landlord Landlord may enter the property with proper notice for inspections, repairs, or to show the property, in accordance with applicable laws. 8. Lease Term and Renewal The lease term shall begin and end on the dates specified in the agreement. Any renewal or extension must be agreed upon in writing. 9. Default Failure to comply with any terms of this lease, including non-payment of rent or utilities, may result in termination of tenancy in accordance with Tennessee law. 10. Governing Law This agreement shall be governed by and interpreted in accordance with the laws of the State of Tennessee.
