Lease Terms ADU Rental (Moorpark, CA) * Monthly Rent: As agreed upon in lease agreement * Security Deposit: As agreed upon prior to move-in Occupancy & Use: * Property is intended for residential use only * Suitable for a small family, couple, or single occupants * No subleasing allowed without written permission Pets: * Dogs are not allowed * Other pets are generally not preferred * Exceptions may be discussed on a case-by-case basis prior to approval Smoking Policy: * No smoking is allowed inside the ADU * This includes cigarettes, vaping, and marijuana * Smoking may only be permitted in designated outdoor areas if approved by landlord Parking: * Tenant will receive dedicated private parking on the property * Parking is included in the rent and intended for tenant use only Utilities: * All utilities are included in rent, unless otherwise stated in writing * Utilities include water, electricity, gas, and trash service (as applicable) General Terms: * Tenant agrees to maintain the unit in clean and good condition * No major alterations or modifications to the property without approval * Quiet hours and respectful neighborhood conduct are expected These terms are subject to change and will be finalized in a formal lease agreement signed by both parties.
