Lease terms

Lease Duration: 12-month lease preferred. Rent: $1,850 per month, due on the 1st. 5-day grace period. Late fee applies after the 5th. Security Deposit: One month's rent ($1,850) Utilities: Landlord pays water. Tenant responsible for gas and electric. Application Fee: $50 We screen all applicants equally using the following criteria: Credit: We conduct a holistic credit review. No automatic denial based solely on credit score. We consider payment history, outstanding debt, and overall financial picture. Rental history: Positive references from prior landlords preferred. Eviction history considered only within the past 4 years per Philadelphia law. Prior evictions do not result in automatic denial individual circumstances reviewed. Criminal history: Assessed on an individualized basis. No automatic denial. We consider the nature of the offense, time elapsed, and evidence of rehabilitation per Philadelphia Fair Practices Ordinance. All applicants receive written notice if not approved, including the reason and access to the screening report used.
