Lease terms

1. Application & Screening Process Cost: $0 application fee. Requirements: Every adult occupant over the age of 18 must submit a separate application. Background, credit, and rental history checks are required to ensure community safety and compliance. 2. Rent & Utility Structure Monthly Rent: $2,250. Due Date: Rent is strictly due on the 1st of every month. Late fees will apply after the designated grace period outlined in the final lease contract. All-Inclusive Conveniences: Your monthly rent covers high-speed Wi-Fi internet, municipal water, trash collection, and routine professional pest control. Tenants are only responsible for setting up and paying for their electricity service. 3. Initial Move-In Costs & Security Deposit Move-In Special: $1,000 for the first month's rent. Security Deposit: $1,500 is due at lease signing to secure the property. This deposit is held in escrow and is 100% refundable at the end of the lease term, subject to the property being returned in clean condition with no damage beyond normal wear and tear. 4. Lease Duration & Renewal Flexible Contracts: We offer flexible terms with choice of a 6-month, 9-month, or 12-month lease agreement. Renewal Notice: To either renew or vacate the townhome at the end of the contract, tenants must provide written notice 30 days prior to the lease expiration. 5. Property Maintenance & Modifications Appliances & Features: All high-end appliances (refrigerator, stove, microwave, dishwasher, washer, and dryer) are provided and maintained by management. Turf & Yard Care: The private backyard features premium, low-maintenance artificial turf. Tenants are required to keep this space clean and free of debris. Alterations: No permanent modifications, painting, or structural changes may be made to the townhome or the yard without prior written consent from management. 6. Community Rules & Parking Parking Policies: Vehicles must be parked within the attached 2-car garage/carport space. Guest parking areas are reserved strictly for visitors. Gated Access & Security: Tenants will be issued access codes/remotes for the main security gates. Rules regarding the resort pool area and community property must be adhered to at all times to maintain a peaceful environment. 7. Pet Policy (If Applicable Edit as Needed) Option A: Pets are considered on a case-by-case basis. An additional pet deposit or monthly pet rent may apply. Breed and size restrictions apply due to community guidelines. Option B: To maintain the premium artificial turf and pristine interior, this property enforces a strict no-pet policy.
