Terms at 6435 W Buckskin Trl

Tenant is responsible for payment of all utilities associated with the property, including but not limited to water, electricity, and gas. All such services must be placed in the tenant's name and maintained in good standing for the duration of the lease. Tenant agrees there shall be no smoking of any kind inside the home or growing of marijuana on property. Violation of such will result in $500 fine as well as remediation costs. Violation of this provision also constitutes as non-compliance with the lease and may result in legal ramifications. Late fees accrue and continue per day until balance is paid in full. Tenant understands and agrees to pay all late and collection fees of any balance owed that has to be turned over to a collection agency. Tenant agrees to pay a $35 fee if certified mail has to be utilized for violations, late notices etc. Acceptance of partial rent does not negate tenants' obligation to pay all unpaid balances and late fees for the month. Tenants shall comply with all City and or HOA rules and bylaws, if applicable a copy is being provided before signing lease. Any violations incurred is tenants' responsibility to remedy and pay. Noise complaints from neighbors etc. constitutes a breach of lease. To vacate landlord requires a 30-day written notice whether at the end of lease terms or in the event lease is allowed to default to month to month. In the event lease is terminated early, tenant agrees to a fee of $1000, PLUS liable for rent until re-rented, maintains responsibility for utilities and other expenses until released. Releasing fees apply as well as any additional financial damages incurred by owner. Tenant agrees to allow showings the last 30 days of tenancy with sufficient 24+ hour notice and will keep property in show condition as outlined. Tenant swears not to deal drugs harbor or host any obnoxious parties or gatherings that would disturb the peace of others in any way. Any such events call for immediate termination of lease, forfeiture of deposits and surrendering possession of the property upon discovery. Violations caused by tenants are tenant responsibility to remedy and pay.
