Lease terms

12-month lease. Monthly rent is $1,750 with a $1,750 security deposit due before move-in. Tenants are responsible for all utilities, including electricity, water, sewer, trash, and internet. Applicants must have a combined gross household income of at least 3 times the monthly rent and generally a minimum credit score of 620. All adult occupants are subject to the application and screening process. Pets may be considered with approval and applicable pet fees or deposits. Tenants are responsible for routine lawn care and maintaining the property in accordance with the lease. No smoking is permitted inside the home. All maintenance responsibilities: -Lawn care: mowing, edging, routine weed control, and leaf removal. -Snow and ice removal: driveway, sidewalks, and walkways. -HVAC filters: replace every 60 90 days with the specified filter size. -Light bulbs and batteries: replace standard bulbs and ordinary device batteries, excluding required repair or replacement of defective equipment. -Smoke/CO detector care: promptly report malfunctioning detectors and do not disable or remove them. -Drain care: avoid grease, wipes, excessive food waste, and prohibited materials; tenant pays for clogs caused by misuse. -Plumbing protection: maintain reasonable indoor heat during freezing weather and promptly report leaks or frozen-pipe risks. -Routine cleanliness: prevent excessive moisture, mold caused by poor housekeeping, pest attraction, and unsanitary conditions. -Pest prevention: ordinary cleanliness and prompt reporting. Do not broadly make the tenant responsible for every infestation; responsibility can depend on the cause and habitability obligations. -Prompt damage reporting: require immediate notice of water leaks, roof leaks, electrical problems, HVAC failures, broken windows, and other conditions that could worsen if ignored. -Exterior care: no vehicles parked on the lawn, no unauthorized structures, pools, trampolines, satellite dishes, or exterior alterations. -No unauthorized repairs: tenant must obtain written permission before painting, mounting televisions in a damaging manner, changing locks, installing fixtures, or hiring contractors. -Tenant-caused damage: tenant is financially responsible for damage caused by occupants, guests, pets, negligence, or misuse beyond ordinary wear and tear.
