Lease terms

To ensure a clean, respectful, and peaceful living environment, the following policies apply: Initial lease term: 3 months. If the tenant demonstrates responsible behavior, the lease may be renewed for 12 months with no rent increase. Utilities: Expected to be used reasonably. Excessive or abusive utility usage may result in an additional surcharge. Parking: Shared driveway parking, especially during winter months. Flexibility is required. Street parking is available during summer. Guests: No guests or overnight visitors unless approved by roommates and the property owner. Laundry: Shared laundry, limited to once per week per tenant, during designated hours. Quiet hours: No noise after 10:00 PM. Smoking: Smoke-free property. No smoking or vaping allowed. Cleanliness: All common areas (kitchen, bathroom, living room) must be left clean and in the same condition as found. Outdoor amenities: Grill and fire pit may be used with prior notice and approval. Violations: Failure to comply with these rules may result in fees and/or lease termination.
