Lease Summary and Tenant Responsibilities 1. Rent and Payment Terms Rent is due in full on the 1st of each month. A late fee will apply to overdue rent. Returned checks due to insufficient funds will incur an additional fee. 2. Utilities Tenants are responsible for electricity, internet, cable, water, garbage, and wastewater services. Failure to maintain these may constitute default under the lease. Estimated average monthly costs in Tumwater (subject to usage): Electricity: $180 Drinking Water: $69.68 Wastewater: $56.46 Garbage: $62.60 Internet: $60 Contact utility providers for accurate quotes. 3. Lease Term One-year lease with the option to renew. If not renewed, the lease converts to a month-to-month agreement. 4. No-Smoking Policy This is a smoke-free property. Smoking (including tobacco, vaping, and marijuana) is prohibited: Inside the unit In garages, attics, or enclosed spaces Within 50 feet of doors, windows, patios, or balconies Tenants must ensure guests comply. Violations may result in a $500 cleaning and damage fee. Marijuana use, medical or recreational, is not permitted on the premises. 5. Property Maintenance Tenants must maintain the unit in a clean and pest-free condition, promptly dispose of trash/recycling, and report maintenance issues by phone and email. Minor upkeep (e.g., light bulbs, smoke detector batteries) is the tenant's responsibility. Damage beyond normal wear and tear must be repaired at the tenant's expense. 6. Appliance Use Use all provided appliances (stove, fridge, washer, dryer) properly. Do not attempt repairs report malfunctions to the landlord immediately. 7. Alterations and Noise No structural or decorative alterations (e.g., painting, fixture installations) without written landlord approval. Tenants must avoid excessive noise or disturbances. 8. Insurance Tenants must provide proof of renters insurance covering personal property and liability. 9. Guests and Subleasing Guest stays over 14 consecutive days require landlord approval. Subleasing and short-term rentals (e.g., Airbnb) are not allowed without written consent. 10. Move-Out Requirements Tenants must return the unit in its original condition, excluding normal wear and tear. A full cleaning of the unit including floors, bathrooms, and appliances is required. Proper notice must be provided before vacating.
