Lease terms

Lease Term: This Lease shall commence on the agreed start date and continue for an initial term of one (1) year. Upon expiration of the initial term, the Lease may be renewed by mutual written agreement of the Landlord and Tenant. Rent: Monthly rent shall be $3,500.00, due on or before the 1st day of each month. Rent shall be paid by check or Zelle, unless another payment method is agreed to in writing by the Landlord. Late Fee: If rent is not received by the end of the 5th day of the month, a $100.00 late fee will be assessed. Security Deposit: A security deposit of $3,500.00 is due upon execution of this Lease. The security deposit will be held and returned in accordance with applicable California law, less any lawful deductions. Occupancy: The maximum occupancy of the Premises shall not exceed seven (7) occupants. The Tenant shall provide the full name and age of each occupant prior to move-in. No additional occupants may reside at the Premises without the Landlord's prior written consent. Use of Premises: The Premises shall be used solely for residential purposes and shall not be used for any commercial or business activities unless expressly authorized in writing by the Landlord. The Tenant shall not host or permit large parties, events, or gatherings that may disturb neighboring residents or create excessive noise. Utilities: The Tenant shall be responsible for establishing and paying for the following utilities and services throughout the term of the Lease: Electricity Natural Gas Trash Collection Internet and Cable Services
