LEASE TERMS AND TENANT RESPONSIBILITIES Rent - Tenant agrees to pay monthly rent of $2,900 on or before the due date specified in this lease. Security Deposit - Tenant shall provide a security deposit in the amount specified in the lease. The deposit will be handled in accordance with all applicable state and local laws. Utilities - Tenant is responsible for establishing and maintaining utility accounts and paying all charges for: Natural Gas Electricity Any utility service not specifically assigned to the Tenant shall remain the responsibility of the Landlord. Smoking Policy Smoking of any kind, including cigarettes, cigars, pipes, vaping devices, electronic cigarettes, marijuana, or any other smoking products, is strictly prohibited inside the dwelling unit, common areas, hallways, stairwells, basement, garage, and enclosed portions of the property. Damage resulting from smoking, including odors, stains, burns, or remediation costs, may be deducted from the security deposit and may result in additional charges. Maintenance and Cleanliness Tenant shall: Keep the premises clean and sanitary. Promptly notify Landlord of maintenance issues, leaks, plumbing problems, or safety concerns. Replace light bulbs, smoke detector batteries (where permitted by law), and HVAC filters as needed. Properly dispose of garbage and recycling. Occupancy Only individuals listed on the lease may occupy the premises. Guests staying longer than 14 consecutive days or 30 cumulative days within a 12-month period require written approval from the Landlord. Pets - No pets shall be permitted without prior written approval from the Landlord. Approved pets may require an additional deposit or fee. Alterations - Tenant shall not paint, remodel, install fixtures, or make alterations to the property without prior written consent from the Landlord. Parking and Garage - Tenant may use designated parking and garage areas in accordance with property rules. Garage use shall not include storage of hazardous or illegal materials. Yard and Outdoor Areas - Tenant shall maintain any outdoor areas assigned for Tenant use in a clean and orderly condition and shall not create nuisances affecting neighboring properties. Lease Violations - Failure to pay rent, maintain utilities, comply with the no-smoking policy, or otherwise comply with the lease may constitute a default under the lease and may result in enforcement actions as allowed by law.
