No smoking or vaping of any kind. Following are the criteria applicants must meet to have their application to rent accepted. General Criteria The application must be filled-out completely and the information provided must be accurate. All questions in the screening process must be answered fully and truthfully. A government issued ID (driver's license, passport, ID card, etc) must be provided. Rental History Requirements At least 3 years residence history with at least one landlord who can be reached to verify the provided information. Where rental reference are unavailable employer references may be considered. At least two references must be available and reachable. No prior evictions Income Requirements Combined monthly gross income of applicants and co-signers must be at least 3x monthly rent, after any significant debt payments. Be able and willing to provide prior 2 months paystubs. Verifyable employer references for past 3 years. Screening Reports Credit score of 660 or higher The credit report should indicate good payment history with no collections from housing providers or utility companies. No more than 3 late payments in the last 3 years. All debt payments must be up to date with no late or unpaid balances due. No evictions or unlawful detainers within past seven years. Criminal Criteria No convicted sex offenders will be accepted. Other Criteria No pets are accepted. Residents who will occupy the unit must be less than or equal to the maximum number of residents allowed by occupancy laws. Any home based business must be legal and one that will not impact fellow tenants, neighbors, utility expenses, or the property adversely. Smokers are not accepted. This applies to tobacco, marijuana, and any other form of smoking, including vaping. Be on-time for all scheduled appointments. If not, within reason, provide adequate notice of cancellation or delay. Questions prior landlord references will be asked Did the applicant meet all of their obligations, financial and otherwise? Were there any complaints or notices from other residents, the landlord, or property managers? Did the applicant conduct any illegal activity? Did the applicant disturb or pose a threat to neighbors? Did the applicant take proper care of the property and abide by the terms of the rental agreement? Did the applicant leave the property in good condition? Would you rent to the applicant again? Employment references will be asked to verify the information provided on the application
