Lease terms

If you would like a showing please answer the following questions. Why we ask these is briefly described below and are the qualifications for the property. If you meet these I would be glad to show you the apartment. 1. What is your monthly income? 2. Have you ever had a lawsuit filed against you for any reason? If so, please explain. Also, please list any landlord/tenant complaints filed and the reasoning. 3. List any animals that will reside with you. 4. List any criminal charges that have ever been filed against you. 5. List any balances you have in collections and a general idea of your credit score. Qualifications 1. Bring home pay of 3-4x the rent. Minimum 2 years of stable employment. OR - Tenant must meet the Section 8 income standards. 2. No previous landlord/tenant complaints filed against you or evictions. 3. Up to 2 cats allowed with an addition al deposit. Dogs on a case by case basis. No more than 2 will be considered. None over 25 lbs, absolutely no aggressive breeds due to insurance reasons. It is a 2nd floor apartment with small yard that isn't fenced in so may not be suitable for dogs. 4. No violent, sexual or drug related felonies. No more than 2 misdemeanors in the last 10 years. 5. No utility or monthly bills placed in collections. The only collections issues we will consider waiving are medical or student debt. Application Process If you generally meet all of the above please message me your qualifications. We may ask for proof of employment and income before the showing. You can also fill out an application on zillow for the property. After your prequalification is accepted we will schedule a showing.
