Lease terms

Tenant responsible for all utilities unless otherwise agreed upon. Security deposit and first month's rent due at signing. Home may be offered furnished or partially furnished depending on tenant needs. No smoking permitted inside the property. No subleasing or unauthorized occupants permitted without written approval. Cats permitted with approval. Additional pets subject to monthly pet fee. Dogs permitted on a case-by-case basis with monthly pet fee and approval. Tenant is responsible for maintaining the property in clean condition, including routine lawn and yard maintenance, and for any damages beyond normal wear and tear, including damages to furnishings, TVs, flooring, rugs, fixtures, glass, appliances, landscaping, and other included property items. Any furnished items provided with the home must be returned in similar condition upon move-out. Renter's insurance strongly recommended. Applicant must complete screening, income verification, background check, and credit review. Property rented as-is. Minor cosmetic preferences or non-essential aesthetic modifications requested after move-in will generally be the responsibility of the tenant unless otherwise agreed upon by landlord.
