Credit - A credit score of 700 or higher for income-contributing applicants. Employment - Verifiable proof of current employment or verifiable source of income. Rental History - Minimum of 2 years of verifiable rental history with positive references from your past two landlords or property managers. **Background & History Criteria (Applies to ALL applicants aged 18+): Eviction History - No history of evictions within the last 7 years. (Eviction history is evaluated on a case-by-case basis; legal exceptions apply). Criminal History - Criminal history is evaluated individually based on the nature, severity, and age of convictions. Only criminal convictions will be considered; arrest records without conviction will not be used to deny an applicant. **Pet Approval Criteria: Maximum of 2 pets. Minimum age of 1 year. Maximum weight of 50 lbs per pet. Proof of spay/neuter and current vaccinations required. Subject to landlord's insurance policy breed exclusions. Note: Legally verified Service Animals or Emotional Support Animals are not considered pets **Pet Fees: $600 refundable deposit **Move-In Costs & Fees: Total Move-In: First month's rent ($3,165) + Security Deposit ($3,165). Application Fee: $49.99 (excluding tax) per adult applicant Note: Screening agency name, address, and consumer rights disclosures will be provided in writing at the time of the in-person showing. The landlord does not accept comprehensive reusable tenant screening reports.
