Lease terms

Lease Duration Minimum lease term is 12 months Lease begins on the agreed upon move-in date and runs for one full year At the end of the term, lease may convert to month-to-month with 60 days written notice from either party, or be renewed for another fixed term Early termination requires 60 days written notice and a fee equal to 2 months rent Smoking Policy No smoking of any kind is permitted on the premises this includes but is not limited to cigarettes, cigars, vaping, and marijuana Smoking is prohibited inside the unit, on balconies, patios, and within 25 feet of the property Violation of this policy may result in immediate lease termination and tenant will be held responsible for all remediation costs (odor removal, repainting, deep cleaning) Pet Policy Pets are considered on a case-by-case basis and require prior written approval from the landlord before move-in Approved pets are limited to domestic animals only (dogs and cats preferred) A non-refundable pet fee of $[amount] is required per approved pet An additional pet deposit of $[amount] (refundable, subject to damage inspection) is required Tenant is fully liable for any property damage, injuries, or complaints caused by their pet Approval can be revoked if the pet becomes a nuisance to neighbors or causes damage Unauthorized pets are grounds for lease termination Parking Policy Tenant is assigned [X] designated parking space(s) on the property Parking spaces are for tenant and guests only no commercial vehicles, RVs, boats, or inoperable vehicles Vehicles must be currently registered and insured at all times Landlord reserves the right to tow unauthorized or abandoned vehicles at owner's expense Street parking is subject to local city/county ordinances Tenant Maintenance Responsibilities Yard & Exterior Tenant is responsible for all lawn care and yard maintenance including mowing, edging, weeding, and leaf removal Shrubs and hedges must be kept trimmed and tidy Tenant is responsible for maintaining clear walkways and driveways (including snow/ice removal if applicable) Any landscaping changes require prior written approval from the landlord Utilities Tenant is responsible for setting up and paying all utilities in their name, including: Electricity Gas / heating Water & sewer (if applicable) Trash & recycling Internet / cable Utilities must be transferred to tenant's name before or on move-in day Failure to maintain active utility accounts is a lease violation General Interior Maintenance Tenant is responsible for keeping the unit clean and free of damage beyond normal wear and tear Tenant must promptly report any maintenance issues (leaks, HVAC, appliances) to the landlord in writing Minor repairs under $[50 100 threshold] are the tenant's responsibility Landlord handles major structural and appliance repairs unless damage is caused by tenant negligence
