Lease terms

LEASE: At the end of the 6 month lease period, if all goes well, then the rent will continue month to month at the same rate for at least an additional 6 months. UTILITIES: Owner pays for the trash and water. The electricity bill will be split equally based on the square footage allotted to each unit. SMOKING: No smoking is allowed in the unit but is allowed outside in the patio area. SLEEPING ARRANGEMENTS: There is a queen size bed in the Master bedroom. There are extra pillows and blankets in the drawers. There are 3 closets available to hang up your clothes along with plenty of drawers for storage. LANDLORD: I live downstairs and I'm pretty quiet but you may occasionally hear footsteps when I'm in town. PET RULES (maximum of 1 pet) Your pets must be housebroken, well behaved, and trained to stay off the furniture and beds. Dogs must be kept on a leash when outside per state law. Some neighbors don't appreciate them running loose. VEHICLES (maximum of one vehicle is allowed but is negotiable) Parking is limited and neighbors complain when there are to many vehicles parked on the property. ENTERTAINMENT: We have a few DVD's in a drawer under the closets and you can rent DVD's at the Ponderosa Market which is on the corner of Hwy 87 and Hardscrabble road. There is a cell tower close by with a very strong signal should you have a need to make calls from your cell phone. There is a 43" Toshiba Smart FireTV in the living room which is connected to the internet. You can sign into your apps such as YouTube, Disney +, Netflix, etc. We have a propane BBQ grill and charcoal grill for your use on the patio. KITCHENETTE There is a dual electric burner, microwave and toaster oven next to the kitchen counter. A toaster, blender, coffee maker, rice cooker and other items are available under the sink. There are also basic condiments in the kitchen cabinet above the drying rack. There are also dishes and utensils in the kitchen cabinet.
