Lease terms

1. Lease Term and Occupancy The lease shall be for a fixed term of twelve (12) months, officially commencing on August 1, 2026, and terminating on July 31, 2027. Possession of the property and key release will be granted on the commencement date, provided all upfront funds have cleared and proof of renter's insurance has been delivered. 2. Utilities Tenant is responsible for setting up and paying for all gas, electric, and internet services directly through the respective utility providers within three (3) days of the lease start date. The municipal water, sewer, and trash account will remain in the Landlord's name to comply with local ordinances. The Landlord will provide a copy of the quarterly municipal utility invoice to the Tenant, and the Tenant agrees to reimburse the Landlord for the full amount in conjunction with the following month's rent payment. 3. Pet Policy A maximum of two (2) approved pets are permitted on the premises, subject to Landlord approval and insurance breed restrictions. Tenant agrees to pay a one-time, non-refundable pet fee of $300 per pet prior to move-in. Additionally, a monthly pet rent of $40 per pet will be added to the base monthly rent. 4. Furnished Home Theater Equipment (Provided As-Is) The property includes a furnished home theater consisting of a Tv, speakers, audio receiver, custom lit ceiling and specialized theater seating. This equipment is provided "as-is" strictly as a courtesy amenity for the Tenant's enjoyment. The Landlord assumes no responsibility and is under no obligation to repair or replace any of this equipment if it malfunctions, breaks, or ceases to function during the lease term. Conversely, the Tenant will not be held financially responsible for the repair or replacement of the equipment in the event of mechanical failure or normal wear and tear (though Tenant remains liable for any intentional damage or gross negligence). 5. Property Maintenance As this is a single-family home, the Tenant is responsible for all standard exterior maintenance. This includes routine lawn care (mowing and trimming) and timely snow and ice removal from all driveways, walkways, and sidewalks in compliance with local city ordinances. 6. Renter's Insurance Requirement Tenant is required to obtain and maintain a valid Renter's Insurance policy for the full duration of the lease term. Tenant must provide the Landlord with a certificate of insurance or proof of policy prior to the move-in date and the release of keys.
